This site explains the rules of our neighbrhood and provides access to information about our community.
If you are new to the neighborhood or if you are considering the purchase or lease of a home in the Bay Pines Subdivision, please review the Area Information and Covenants Summary to find out about schools and utilities and to be certain that you completely understand the obligations of living in a deed-restricted community. All Bay Pines Property Owners are Members of the Bay Pines Homeowners Association (HOA).
Provides a simple explanation of the legal foundation of HOA operations, in general, and the specifics for the operations of the Bay Pines HOA. All Members are bound by contract to live by stricter standards than the general law in order to protect, to preserve, and to enhance the value of properties and the quality of life in the community.
Provides a schedule of meetings and events.
Explains the Covenants, Conditions & Restrictions that each HOA Member is contractually bound in order to keep properties attractive and well maintained in addition to other “good neighbor” provisions and architectural control. Relevant enforcement provisions contained in the Covenants and Florida law are also explained.
Board of Directors & Architectural Review Commitee
Explains the duties of the HOA Board of Directors pursuant to the underlying legal documents. Explains the Architectural Review Committee and the need to obtain advance approval prior to the commencement of new construction or making significant changes to the property.
Provides information about schools, utilities & services, links to local events and attractions in the Gulf Breeze, Navarre Beach, Pensacola & Pensacola Beach, and the Emerald Coast areas. Also provides information about hurricanes and other inclement weather preparations, law enforcement, EMS, fire and rescue, animal control, as well as area medical facilities.
Provides information and reminders to help maintain and landscape your property. The entire peninsula on which we reside has sandy soil that is very low in nutrients and is highly subject to insect infestation such as mole crickets that can destroy a yard. To prevent deterioration and/or destruction of your yard, please follow proper fertilization, weed control, and insect control guidlines or as many of our members do (opting for expertise and convenience). Consider employing a competent lawn service that applies insecticide, weed control, and fertilizer at optimal intervals during the year.
Special thanks to those who have made an extra effort to landscape their property in a manner that makes it a real asset to our community. Though mostly envious, you continue to inspire the rest of us! Please share some of your secrets.

Provides Members availability to legal documents as filed with the State of Florida, Meeting Minutes, Financial & Budget data, and the ARC Advance Approval Request Forms when advance approval is required to make an architectural modification to your property.
Special Message to Members:
The Bay Pines HOA Board of Directors understands that, while many Members may not have the time to attend meetings or to participate in HOA activities, Members do want to know that the affairs of the HOA are being handled in a professional manner that ensures Bay Pines remains an attractive and pleasant place to live. The Board hopes that the information provided on this site will allow you to participate in and to become more knowledgeable about the affairs of the neighborhood with a minimal amount of time and effort.
2022 Annual Assessments/Dues
Dues for 2022 are $200 (same as in prior years). As a convenience to Members, the traditional "Holiday Season" billing with a January due date was changed during the 2015 Term. Annual Assessment Statements for 2022 were mailed to Members on January 7, 2022, which has a payment due date of February 1, 2022, but if your payment is received by not later than midnight on February 28, 2022, no late fee/penalty or interest will be assessed to your account.
Important Notes:
1. Accounts with an outstanding balance as of March 1, 2022, will be charged a $20 late fee or penalty plus 1.5% of the outstanding account balance per month until the account is paid in full.
2. Accounts with an outstanding balance as of April 1, 2022, will be referred to the HOA Attorney for further collection action. Please refer to your Annual Assessment Statement for Important Notes concerning additional fees that will be assessed to your account if not paid in full by each subsequent due date.

For best results when restoring your Mailbox and Decorative Stand to its original glamour, use the following techniques and products:
A.) Remove your mailbox and sand all surfaces to remove as much rust and old paint as possible.
B.) Consider replacing the wooden platform with a composite material, i.e. composite/plastic decking plank.
C.) Clean all surfaces with Isopropyl Alcohol.
D.) Use Black Spray Paint (preferably a Rust-oleum High Performance or High Temperature Enamel, Gloss or Semi-Gloss but avoid High Gloss, Flat or Matte finishes).
E.) Contact Christina Bowles (House # 1768), Owner/Operator of "Classic Style by Day", who offers stylist new numbers with free installation as indicated in the example below. Cost is $1 per number which would require eight (8) total numbers (four numbers on each side). These vinyl numbers are reflective for Emergency Services and Delivery Personnel by night and "classic styling" by day.
F.) Precautionary measures and efforts should be made to avoid over spraying onto vehicles, plants, mulch, curbs, driveways, grass or anything else within the proximity of your mailbox.
